Occeanara is a visionary 4,000-acre coastal masterplan located in Loutoka, Fiji, conceived by Art & Architecture Associates as a transformative island destination where luxury, ecology, and topography are seamlessly interwoven. Rather than functioning as a conventional large-scale development, the project is imagined as a layered living ecosystem—an immersive environment where architecture, landscape, and lifestyle converge to create a new model of elevated coastal living.

At the heart of Occeanara lies the philosophy of “Living with the Land.” The masterplan embraces the island’s extraordinary natural terrain, allowing its seven ridges and six valleys to shape the development rather than be altered by it. This approach positions the landscape not as a backdrop, but as the primary framework for planning—where each contour, slope, and natural feature becomes an opportunity to craft unique spatial experiences. From sea-level coastlines to dramatic peaks rising 1,100 feet above the Pacific, the project unfolds vertically as a sequence of distinct lifestyle zones.

The planning strategy is rooted in the idea of progression through elevation.
