Rockley Eco Farms is a visionary eco-luxury development nestled within the majestic Sahyadri mountain range of Maharashtra, overlooking the historic Tung Fort and the tranquil waters of Pavna Lake. Conceived by Art & Architecture Associates as a transformative retreat from urban life, the project redefines countryside living by merging sustainable architecture, regenerative landscapes, and immersive natural experiences into a cohesive model of elevated farm living.

At its core, Rockley Eco Farms is guided by the philosophy of “Living with the Terrain.” Rather than reshaping the land, the masterplan is carefully woven into the site’s natural stepped contours at an elevation of 1,075 meters, allowing the dramatic topography to dictate the planning framework. The sloping landscape becomes an asset—shaping movement, views, privacy, and the experiential identity of the development. Each contour is preserved and celebrated, ensuring that architecture exists in harmony with the mountain environment.

The development is envisioned as a collection of independent one-acre villa estates, each positioned strategically along the site’s natural terraces. This arrangement ensures uninterrupted panoramic views of the surrounding valleys, Pavna Lake, and Sahyadri peaks, while maintaining visual privacy between residences.
