Zenith Apartment, located in Milambo, Kinshasa, is conceived as a contemporary residential development that responds to the demands of urban living through efficient planning, vertical expansion, and a balanced architectural expression. Designed by Art & Architecture Associates, the project transforms a constrained and irregular site into a well-organized residential tower that maximizes both functionality and spatial quality.
The site, defined by its angular geometry and dense urban surroundings, becomes a key driver of the design. The building footprint is carefully shaped to optimize usable space while ensuring efficient circulation and structural clarity. As seen in the site layout on page 3, the project adapts to the plot boundaries, creating a distinctive form that responds directly to its context.
The planning strategy is centered around vertical living, with multiple unit typologies integrated within the tower. The project includes 1BHK, 2BHK, and 3BHK units, offering flexibility for a diverse range of users. Detailed layouts, such as those shown on pages 10–14, demonstrate a strong emphasis on functional zoning, natural ventilation, and efficient circulation within each unit.
A central core system organizes vertical movement through stairs and lifts, ensuring clarity in circulation while maintaining privacy for residential units. Corridors and access points are designed to minimize wasted space, contributing to an overall efficient floor plate.
The ground level is activated with essential functions such as parking, services, and entry zones, while upper floors are dedicated to residential units. The integration of open spaces, terraces, and rooftop amenities enhances the quality of living, offering residents access to outdoor environments within a high-density setting. The terrace layout on page 9 highlights recreational zones and landscaped areas that contribute to the building’s livability.
The architectural language is clean and contemporary, defined by vertical proportions, repetitive structural modules, and a restrained material palette. Facade articulation introduces depth and rhythm through balconies, window patterns, and recessed elements, creating a visually cohesive and modern residential identity.
Efficiency remains a key aspect of the project. As indicated in the area calculations on page 20, the design optimizes built-up area while maintaining functional clarity across all levels, ensuring a balance between density and comfort.
